Screening Criteria

Current Application/Tour Process: Each adult must submit an application through Zillow by clicking "Apply now" on the home details page. Once applications are received for all adults (18+) who plan to occupy the home we will review the application(s) and reach out through Zillow to schedule a tour. Note: Zillow charges a $29 fee which allows prospective tenants to apply to an unlimited number of participating rentals for 30 days, and includes their credit and background reports. This is a soft pull on their credit, so credit scores won’t be affected. See Zillow FAQ for details.

Income: Verified income equal to or greater than three times the rent amount (total income for all applicants). Income verification must be uploaded during the application process. Acceptable documents include: two consecutive recent paystubs, a most recent tax return or W2, or two recent bank statements showing regular income deposits. Other documentation will be considered on a case-by-case basis. If income is below three times the rent amount, we may ask for an increased security deposit or a cosigner on a case-by-case basis after considering all factors.

Credit History: A consumer credit score of 670 or higher for all adults with no history of collections. If there is a lack of credit history or a score below 670, we may ask for an increased security deposit or a cosigner on a case-by-case basis after considering all factors.

Background Check: We will review a background check for each adult (18+) applicant.

Automatic Denial Criteria:

  • Prior eviction.

  • Rental collections.

  • Balance owed to a prior landlord.

  • Late payments to a prior landlord or mortgage.

  • Currently in bankruptcy.

  • Criminal history.


Note: We do not accept a comprehensive reusable tenant screening reports as defined by RCW 59.18.257.
